Buying a deal

What exactly am I paying for?
The finder's fee buys the property's full address and our research pack: the figures, our written report on condition and likely works, a direct link to the agent's listing, and any supporting documents we hold. It is an introduction to an investment opportunity — you then deal with the agent directly and buy the property in the normal way.
Why don't you show the address before I pay?
Because the address is the product. Our work is finding properties that stack up and verifying them; once the address is public, that work has been given away. Everything else — price, rent, yield, property type, area and the fee itself — is shown up front so you can judge the deal before spending anything.
How is the fee calculated?
It's one month's projected rent — the same rent figure shown on the listing. Nothing else goes into it: not the purchase price, not the projected yield. So a stronger deal costs more than a marginal one, and you can work out the fee yourself before you even open the deal. The exact amount is shown on every listing before you add it to your basket. There's a £395 minimum. We don't scale the fee with projected returns, so we have no reason to put an optimistic number on a yield.
Can more than one person buy the same deal?
No. One buyer per deal. The moment a property is purchased it is marked sold and removed from the site, and while you are at checkout it is held for you so nobody else can buy it underneath you.
How quickly do I get the details?
Immediately. The property pack is emailed the moment your payment completes — usually within seconds. If nothing arrives within 15 minutes, check your spam folder. If it's not there, call or email us and we will resend it.

The figures

How reliable are your rent estimates?
They come from local rental market data for the specific property type, size and number of bedrooms — not a broad postcode average — and we check them before publishing. They remain estimates. We would always encourage you to get a rental appraisal from a local letting agent before you commit, and we tell you the same thing in the pack.
What basis are the yields calculated on?
Annual rent divided by the purchase price, assuming a cash purchase with no void periods, and excluding purchase costs, running costs and taxes. If you are buying with a mortgage, or budgeting for voids, management and maintenance, your actual return will be lower. We state this basis on every page rather than burying it.
Is your property report a survey?
No. Our reports are reviewed by a colleague who holds a BSc (Hons) in Estate Management, but they are not surveys and we are careful not to present them as such. A report is our written assessment based on the figures, our experience and research. Always commission your own survey before you buy.
Do you guarantee the returns?
No. Nobody honestly can. Property values and rents can fall as well as rise, tenants can leave, and costs can change. Our figures are projections based on our research, not promises, and nothing we publish is financial advice. If you want advice on whether an investment suits your circumstances, speak to a qualified adviser.

After you buy

What if the property has already sold?
We re-check every published deal daily and remove anything that has gone under offer, but no data source is instant and a property can be sold between our check and your purchase. If that happens, contact us and we will refund your fee in full.
Can I get a refund if I change my mind?
No. Because the property details are supplied immediately on payment, you are asked to confirm at checkout that you want them released straight away, which means the standard 14-day cancellation right does not apply once they have been sent. If the property turns out to be unavailable, see the question above.
Do you handle the purchase for me?
No. We introduce the opportunity; you deal with the agent directly, negotiate your own price and instruct your own solicitor and surveyor. We are not estate agents and we do not act for the seller.
Will you tell me if the property needs work?
Our report gives a rough scale for likely works — cosmetic, moderate or major.

Where do you source properties?
Our current focus is the North East, where the yields are strongest relative to purchase prices. The areas we are actively sourcing in are listed on the Areas page, and we add new ones as we build local knowledge — we would rather know a few markets well than claim to cover the country.
How do I hear about new deals first?
Join the deal alerts list on the deals page. Subscribers are emailed the moment a new property goes live, which matters when there is only one buyer per deal. You confirm your email address before we send anything, and every email has a one-click unsubscribe.
